Last week, on October 26th, Eversource held a meeting at Lincoln-Sudbury to discuss and answer questions about their proposed "plan" for a Hudson to Sudbury power line that will negatively impact much of our beautiful town, for absolutely zero benefit to Sudbury. However, it was pretty clear to the almost 900 Sudbury residents in attendance that the Eversource representatives were there to listen to the questions, and give canned and scripted responses. Carole Daniels has been representing Protect Sudbury by speaking about the detrimental impact of the Eversource plan on Sudbury Real Estate at Open Houses, Chamber of Commerce meetings, community meetings, and at Sudbury Public School and L-S school committee meetings. Having studied the plan, researched ad naseum the impact of Real Estate in other cities and towns that have lost the fight, and professionally experienced the effects it is already having on Sudbury, Carole is truly the expert. At the meeting last week, Carole posed one of the biggest concerns of Sudbury residents to Eversource. Click here for the video. "Are Eversource and its representatives aware of the financial and personal impact and hardship that this proposal has already imposed on the residents in the town of Sudbury? There are two primary reasons why people move to Sudbury and why people who live in Sudbury do not want to leave, in addition to the percentage of Lincoln-Sudbury High School grads who return to this town to raise their families is exceptionally high. The first reason is the look and feel of the town, the abundance of the trees, the country roads, conservation land and protected open spaces and the historic significance and charm. The Eversource proposal will turn this town into an industrial wasteland. The second reason is the reputation of the schools. There is a direct correlation between the excellence in the schools and the real estate values. The reverse is also true. As Real Estate values drop, the assessments and tax revenues will drop, the depreciation and tax revenues will effect the dollars going into the school budget. When the schools are impacted, the Real Estate values will decrease...." She continued to talk about real instances that have occurred in Sudbury over the past 6 months.
Eversource set up the format for the meeting. All of the questions were asked and at the end, specialists in each department of Eversource gave stock answers in categories such as, health risk from transmission lines, real estate values etc. The individual questions were not answered, but rather a generic response was given. With regard to the designated Eversource Real Estate specialist, she started out by making a statement that, according to studies on the effect of transmission lines and property values, the studies show that there is no real impact to property values. And whatever impact there is, lessens over time. The audience was so upset and residents could not stay quiet - the rep from Eversource never finished her pre planned response and left the stage. It would certainly make the home search process easier if everyone who may be willing to sell would be as searchable to Realtors and home buyers as the dating process is for those searching to meet that special someone.
My point is this - Carole and I (and I'm confident I speak for many Realtors), have buyers - ready, willing and able to buy without selling, buyers. As a rule, these buyers are generally highly selective. Highly selective because they don’t HAVE to move, but they want to. They want to, and they are financially qualified to do so without selling their current home. When this class of buyers wants to move (instead of having to move), they are more specific on where in town they would like to live, what they desire in a neighborhood, and overall - in a house. They are fabulous buyers once they have found that house, as they know what it is like to look - constantly, for the details of the next great listing to come on the market. Opening the daily MLS emails with a glimmer of hope that today will be the day they find it. Once they find the house, they are committed buyers. Unless they are dealing with an unreasonable seller and catastrophic home inspection issues (since there really is a solution for just about EVERYTHING), these are ideal buyers.

In an attempt to not bury the lead, the purpose of this post is to announce that we (Carole and I, the Daniels Team) have committed to donating a portion of our proceeds from our Sudbury Real Estate Transactions to Protect Sudbury, LLC. If you care to understand why, please, read on. We say it, we write it, we tweet it and we proudly repeat it - we truly love Sudbury. It's not a new love, rather, one that goes back over 40 years since we moved to Sudbury. Carole (Mom, for those of you whom we have not yet met) and my Dad moved our family to Sudbury in 1974. My three sisters and I grew up in Sudbury, went to school in Sudbury, and for me, after graduating from Lincoln-Sudbury and then having spent over 15 years living in Washington DC, Atlanta, Portland, OR, Tokyo, and Connecticut, moved back to Sudbury to raise my daughters in the town I am proud to call home. So yes, we are defensive. Carole has been selling Real Estate in Sudbury for 30something years, and we are celebrating our 13th year as the Daniels Team. We have lived here long enough to have seen plenty 'o change to the town. Atkinson Pool & Fairbank Community Center will always be Fairbank Elementary School to me, because that is what it was. Our Coldwell Banker office still smells a little like Pizza A La Pietra, Verizon is still Post Road Apothecary, and of course, Rossini's will always be Marrone's Bakery (it was the best). TD Bank will be the miniature golf course, Wingate should still be Sudbury Bowladrome, I could go on. Thank you, to Sudbury Pizza Place for being such a loyal townie, and of course, to Mrs. A-B for never leaving Peter Noyes Elementary School. My sisters (and my daughter) still love receiving your birthday cards. Don't get me wrong - change can be, and has been, very good. While I wax nostalgic now, I can remember the constant whine "there is NOTHING to do in this town..." that would echo through the open land, hardly congested Route 20 and old-school neighborhoods. But as a parent, and homeowner, in the Sudbury that barely resembles the Sudbury of the 70s & 80s, I can't even stand to consider what our beautiful town will look like if Eversource is successful in their "plan" to rip our town apart. (That's not the name of the plan, but it may as well be). Loving Sudbury makes it very easy to sell Sudbury. Whether we represent a seller or a buyer, we're selling Sudbury. We sell a lifestyle, a community and a house. We're passionate about what we do, and the greatest pleasure we derive from selling Real Estate in Sudbury is hearing from the hundreds of people with whom we have worked with about how much they love their homes/neighborhoods/friends and of course, the town of Sudbury. As a town, we are so fortunate to have the Protect Sudbury, LLC group, a group who is voluntarily assuming the responsibility of educating Sudbury, loudly (and effectively) communicating with the State of Massachusetts, and have gone as far as hiring an Attorney to effectively fight for Sudbury. The Town of Sudbury also has legal representation, and the Attorneys will work together. This is going to be a long, and expensive fight.
