The Daniels and O’Keefe Team's Blog
Now that "Blue Monday" is almost so-last-week, and any far-fetched resolution one may have dreamt (i.e., making school lunches the night before school) lasted maybe, a day, it's time to prepare for, and create, the reality that is 2014. For so many of you who have thought about moving, THIS is your year. I likely said it to you last year (and the years prior), but if you weren't feeling it, then it certainly didn't resonate with you and you likely didn't get past the first sentence. Like so many other really big resolutions, it takes motivation and the desire to make a change - whatever that change may be. If you have never sold a house before, I am thrilled to tell you that it is not as daunting as you may think. If you have never bought a house before, I am so very excited for you to become a homeowner in 2014. If you have done both, but not in a while, or even if you did within the last few years and now life changes are initiating the need to move - it is not as intimidating as you think. Now that the holiday decorations are neatly put away (or will be this weekend), and the kids are finally back in school, and 2014 is in its 2nd week, it is a very good time to start focusing on your house - the one you have and want to sell, and/or, the one you want to buy. This isn't the polar plunge - we'll guide you through the process, one step at a time. BUYERS: For those of you thinking of moving to Sudbury, Wayland, Weston, Natick or one of the 7 other towns that border Sudbury (Framingham, Stow, Acton, Hudson, Maynard, Concord, Marlboro) - there are so many wonderful reasons to live here. There are also so many fabulous reasons to start your search now. Interest rates are still low, and generally, sellers who have had their homes on the market throughout the winter are ready to sell. While inventory remains low, we are already seeing an increase compared to this time last year. The 2014 inventory will be healthier than that during 2013. The first step is to call us/the Daniels Team (Gabrielle 617.320.8150 or Carole 508.277.6956) so that we may discuss your search and make you comfortable with the process – our process. With over forty years combined experience, an intimate, personal knowledge of Sudbury and the surrounding communities, and a commitment to make our clients’ lives as easy as possible every step of the way, you’ll find our approach different – and better for you – than anyone else you may consider working with. For instance, if you need to sell before you buy, we are experts at quarterbacking the entire transaction. We have longstanding relationships with the best of the best professionals to ensure a seamless move (mortgage brokers, movers, inspectors, attorneys, insurance agents, contractors, etc.) and will make sure that your move is as enjoyable and comfortable as possible. Not to be underrated is our involvement and connections within the community, that will only help you, and your family, get acclimated in a short period of time. SELLERS: For those of you thinking about selling your Sudbury, Wayland, Weston, Concord, Stow, Acton, Hudson, Framingham, Natick, Maynard, Marlboro, home - this is a great time to do so. If you are not in Sudbury or Wayland or one of our bordering towns and interested in selling your house, we will refer you to one of our colleagues in your market. It is in your best interest to work with an agent who call SELL your house, which means, among other things, being able to sell your town/community. The first step is to call us so that we may meet with you, see your house and prepare a market analysis so that you have the information necessary to make an informed decision. By the way - a Market Analysis is/should always be complimentary. Please don't be fooled by postcards/emails that offer you anything for a "complimentary market analysis" - it is part of our job. SELL then BUY, or BUY then SELL? There is no standard answer - it depends on your personal financial picture. We will help you through this decision making process. Oftentimes, you may not have a choice. We will be happy to discuss your situation in detail. The first step is to call/text or email us, and that, is a resolution you can absolutely keep. We aren't here to convince you to move, but we will arm you with all of the information you will need to make the decision that is right for you. We look forward to working with you in 2014!
