Multiple Listing Service provides Real Estate Agents/Brokers with exactly 500 character spaces to use in the description section in MLS. This is typically a challenge, as we are attempting to convince you, in 500 characters or less (including spaces) why you should spend six or seven figures and move into that specific house. In a previous post, "Translating Real Estate Ads" I provided my own interpretive glossary for all the abbreviations we use when describing a home. 500 characters (and spaces) are not a lot - especially when we want to share with you all of the wonderful features about the house - so, I will use all of the characters I want, using our own internet real estate, to communicate to you why you should buy any of the homes we have on the market. One of Sudbury's next-door neighbors is the town of Wayland. Wayland is another fantastic community. Most buyers, when moving from the city tend to look for homes in both towns. 16 Charena Road is situated in a neighborhood setting abutting Heard Farm and near the Sudbury River (you cannot see water from the house). There are three cul-de-sacs in this neighborhood, suggesting that the only traffic traveling through the neighborhood is that of your neighbors and visitors. None of the streets are used as a cut-through. From the moment you walk into this home, you will be able to picture yourself living there. The warm and inviting Living Room with its fireplace and picture window is open to the Dining Room with Bay window.  The flow works perfectly for everyday enjoyment and entertaining. The streamlined Kitchen offers generous preparation areas as well as a comfortable dining area for that quick cup of coffee with the morning newspaper. The Great Room is exceptional – high ceilings, full wall of windows, wood stove, sliding glass door to patio, separate areas for dining and watching TV –  This room is to be loved and enjoyed. The space is versatile, offering something for everyone. According to the owner "There is a wonderful sense of community in this neighborhood. We walk each others' dogs and look after each others' kids. You will often see your neighbors outside, kids playing, or entire families walking down to the end of the street with kayaks because the Sudbury River is 1/10th of a mile down the street (at the end of the block). We practically live in the Great Room. We raised a Professional Chef in the house, and we also cook all the time. This home was built with a concentration on the family spending time together." 16 Charena Road in Wayland is a great house in a very convenient location. When you see "convenient location" listed in MLS, it typically means that a major highway is in the backyard. In this case, it means exactly what it should - the proximity is ideal. For those who prefer to walk, you'll love how close everything is. Schools: Elementary School is under one mile, Middle School is approx 2.6 miles and Wayland High School is less than half a mile away (go ahead and regale stories to your kids about how you used to walk 2 miles to school in the snow) Food: Whole Foods, Wayland is approx 2.1 miles, Stop & Shop is approx 3.6 miles and Donelan's Market is under 3 miles away Shopping: Natick Collection (the shopping designation formerly known as the Natick Mall) is less than 5 miles away, and Shopper's World is less than 4 (AMC 16 movie theatre is in between the two shopping centers). Major Routes: Mass Pike - approx 4 miles (Advice for City to Suburbs Rookies - buy an EZ Pass. It will save you hours) Boston (Back Bay) - UNDER 20 miles. You don't need to have a Farewell Soiree when you leave Boston, it will take you less than it takes to watch one episode of Modern Family to drive to Boston, valet park and sit down to dinner. 16 Charena Road, Wayland - AKA, MLS #71379595
